Project Overview
Proline Mechanical was appointed to deliver the complete plumbing and heating installation for a new development of 15 rental apartments in rural County Tyrone.
The project involved the installation of all plumbing, heating, waste, soil pipework and sanitary ware throughout the development, together with the design and installation of a centralised water services plant room.
With 15 individual apartments to service, the project required careful planning and coordination to ensure that each property received a reliable supply of hot and cold water, effective heating and fully compliant waste and drainage systems.
The 18-month project brought together a range of mechanical services and required Proline Mechanical to work closely with the building control team, engineers, architects and other trades throughout the construction programme.
The Challenge
Delivering mechanical services within a multi-unit residential development requires considerably more coordination than a standard domestic plumbing project.
The plumbing and heating systems needed to be designed and installed around the building layout and wider construction programme, while allowing other trades to progress their work without unnecessary delays.
Proline Mechanical worked closely with the project’s building control officers, engineers, architects and other contractors throughout the 18-month programme. Regular coordination was essential to ensure that the installation remained aligned with the client’s specification and that any requirements arising during construction could be addressed efficiently.
Another important consideration was the water supply for the completed development.

Complete Plumbing & Heating Installation

Underfloor Heating Installation
Underfloor heating formed a key part of the heating installation within the apartments.
Proline Mechanical designed and installed the underfloor heating system as part of the wider mechanical package, coordinating the installation with the building construction and other trades.
Underfloor heating requires careful planning during a new-build project, particularly where floor construction, insulation and finished floor levels need to be considered alongside pipework layouts.
The installation was coordinated throughout the build to ensure that the heating system was correctly positioned and ready for the subsequent stages of construction.
Centralised Water Services Plant Room
One of the more technically significant aspects of the project was the design and installation of the centralised water services plant room serving the 15 apartments.
Rather than treating each apartment as an isolated installation, the centralised system needed to be designed around the combined requirements of the development.
Proline Mechanical incorporated sufficient stored water capacity together with a suitably sized booster pump system to maintain an effective water supply during periods of high demand.
The system was designed to provide the required capacity and pressure for the development while keeping the mechanical services organised within a dedicated plant room.

Coordinating a Complex New-Build Project

The team had to ensure that plumbing and mechanical pipework was installed at the appropriate stages, allowing other trades to complete their work while maintaining access to areas where mechanical services were still required.
